Booking Policies.

Our standard night minimum is 3 nights. During Spring and Fall. No specific arrival day. We offer weekly discounted pricing in Spring and fall.  Cleaning fee's may apply on short stays. 

 We do try and book our calendar tightly so please keep that in consideration when requesting to book. 

We start the year out with Summer dates being 7 night minimums    (June, July and the 1st 2 weeks of August)  Saturday to Saturday New Discount in 2025. Book your summer dates by January 31 st and receive 5% off plus no cleaning fee for 7 or more nights. Discount applies to stays beginning Memorial Day weekend through 2nd week of August 2025. Discount voided if reservations are made after Jan 31st.

We do lower our Summer Minimum beginning Apr 1st and will depend on our calendar availability. 

Memorial Day weekend, Labor Day weekend and Thanksgiving week is a 4 or more nights. 

NO PETS, NO TENTS, NO CAMPERS, NO RV'S NO CAMPING VEHICLES OF ANY KIND TO BE IN USED ON PROPERTY.

Cancellation Policy

Deposit  is non-refundable. Cancel 60 days before your arrival date, and you will not be charged for booked dates and deposit is transferable up to 60 days. Cancellations made after 60 day mark , your responsible for all days not rebooked and deposit is no longer transferable. Groups that occupy 4 or more cabins the cancellation policy is 120 days full payment is due 60 days before arrival day. Any payments made will be refunded only if we are able to rebook the entire reservation. No refund for early departures or no shows. If you shorten your stay you are responsible for days if we are unable rebook. Please notify us as soon as possible when you need to cancel or change dates in order for us to do our best to rebook the reservation.  Gift Certificate Policy: If you cancel after 60 days gift certificate is void if we can not rebook dates. This property is privately owned and reserves the right to refuse service to anyone and will not be responsible for accidents or injury to guests or loss of money, jewelry or valuables of any kind. All Cabins are non-smoking. The smoking in room penalty is $250 for 1 and 2 bedroom Family units $500 and will be charged to the credit card on file. You are responsible for any damage to the room and removal of any furnishings, to include linens, pillows and towels. Should staff find rooms damaged, in any way, we will charge the credit card responsible for the room for all damages and/or cleanup fees. Fees may vary depending upon the amount necessary to restore or replace the damaged property.
